Ho«'e›'er. it is difticult to separate z'hich part of the increment  is resulted from llie public action—thus it can be captured—. and  which  part  is  resulted  front  private action. This studv aims to in›'estigzte lhe effect of llie public aclion  in  lerin  of  land  use regulation on land value. The effect of the enactment of the Sleman Regency Spatial Plan is examined in the h gzglik Dismicl as the case study area using the Hedonic Price Model (id PM ). The I inding shown that the enactment of the Sleinnn Regency Spatial  Plan  has  a  significant eftect on llie land ›'alue in the case study area. This regulation has  created  a  positi›'e  effecl on land v alue due to its amenity and scarcity effect.
